Black Monday’ Rattles Housing Market

Chinese home buyers, in particular, may be more cautious in entering the U.S. housing market following Monday’s massive stock market sell-off that sent stocks tumbling, according to housing analysts. The sell-off began in Beijing on Monday and sent shares plunging by record amounts across the globe. Chinese media dubbed it “Black Monday” as markets fell nearly 8.5 percent there.

In the U.S., the Dow Jones industrial average plunged more than 1,000 points just minutes after the opening bell alone on Monday. The Dow made up some ground later in the afternoon but still closed nearly 600 points in the red.

John Burns, CEO and owner of John Burns Real Estate Consulting, explained in a blog post that Chinese home buying will likely be under a cloud of uncertainty.

“While the recent Chinese stock market correction has caused a decline in sales (one of my builder clients has noticed a sharp pullback, another just told me about a home sale cancelation specifically due to the buyer’s stock market losses, and one publicly traded home builder even mentioned the pullback on their earnings call), our research has convinced us of tremendous Chinese demand to buy US real estate for their families and as investments,” Burns says.

However, Burns says there is some doubt over whether the Chinese will continue their big U.S. buying spree. He questions the number of people who will still be able to afford to purchase a home in the U.S. after the stock market correction and currency devaluation.

Chinese home buyers have been strong in the U.S. market lately. Sixteen percent of international home buyers come from China, according to the National Association of REALTORS®. The Chinese spent $29 billion last year on U.S. real estate, surpassing Canada as the top spenders.

Owning a home can make families healthier, happier, and more financially secure, according to new research by Canada Mortgage and Housing Corp. on the benefits of home ownership. Researchers worked with Habitat for Humanity families to evaluate how their lives changed after moving into their homes.

Eighty-nine percent of the Canadian families surveyed said their lives improved since they moved into their homes. Eighty-six percent said they’re happier since owning a home.

The survey also found home ownership led to an improvement in children’s school performance. The families reported that the children had increased confidence, improved behavior, higher grades, and enjoyed school more after becoming home owners.

What’s more, more than 75 percent of families surveyed say their health had improved since becoming home owners. They reported fewer illnesses caused by colds, flu, allergies, and stress, according to the study.

Canada’s home ownership rate — at about 70 percent — is one of the highest in the world.

The study’s release coincided with the National Association of REALTORS(R) recent release of a new publication, “Social Benefits of Homeownership and Stable Housing.”

“There is evidence from numerous studies that attest to the benefits [of home ownership] accruing to many segments of society,” according to Canadian researchers. “Home ownership boosts the educational performance of children, induces higher participation in civic and volunteering activity, improves health care outcomes, lowers crime rates and lessens welfare dependency.”

By Wendy Oaks

Sandy Woods, Chief Executive Officer of the Nevada County Fairgrounds, has been elected as President of the Western Fairs Association’s (WFA) Board of Directors. Woods was recently inaugurated at the association’s annual conference in Anaheim.

Woods will serve a one year term as President. During the past two years, she has also served as Vice President and Treasurer. All WFA directors are elected by their peers.

As President of the Board, Woods will represent the more than 800 WFA members and will work on their behalf for legislative advocacy, as well as govern the activities and policies of the association.

“The President of Western Fairs serves as the Chair of the 19 member elected Board of Directors and is ultimately accountable for all of the associations programs, including the legislative advocacy efforts,” noted WFA Executive Director Stephen Chambers. “It’s a challenging job in these tumultuous times. The fairs of the West are strong, however, funding and oversight issues continue to impact their success and our members stand ready to support Ms. Woods leadership.”

The Western Fairs Association is a non-profit trade association serving the Fair industry throughout the Western United States and Canada. WFA serves fair-related businesses, fair management, fair board directors, festivals, and industry associations.

The 2012 Nevada County Fair, “Barnyard Safari,” is August 8 – 12.
